AMENDED & RESTATED GOVERNING DOCUMENTS

At a Special Members Meeting on March 18,2025, the Association's "Amended & Restated Governing Documents" were approved and passed.
 
The Certificate of Amendment along with the:
  • Amended & Restated Declaration of Condominium,
  • Amended & Restated Articles of Incorporation, and the 
  • Amended & Restated By-Laws
are posted on the Association website.

GUIDELINES, RULES & REGULATIONS - UPDATED & REVISED (effective 6/1/2025)

The Guidelines, Rules & Regulations are part of the association's governing documents.  Periodic review is essential to creating a fair and organized community.
 
The primary purpose of having community rules and standards is to preserve property values, maintain a peaceful living environment, and protect shared resources and amenities.

The Updated Guidelines, Rules & Regulations have been posted to the website and on the Clubhouse Bulletin Board.

WIND MITIGATION REPORTS & INSURANCE INFORMATION

Wind mitigation inspection reports (Standard form, OIR-B1-1802 (or form 1802) may be viewed or downloaded for all buildings.

2025-2026 APPROVED BUDGET & MAINTENANCE INCREASE

The 2025-2026 Proposed Budget & Reserves were approved by the Board of Directors on Tuesday, April 1. 
 
No changes were made to the Proposed Budget & Reserves recently mailed and emailed to all Owners.  A copy will be posted on the Clubhouse Bulletin Board.

EFFECTIVE April 1, 2025, the following are the monthly maintenance fees:
 
1 Bedroom Unit - $496/month
2 Bedroom Unit - $559/month
 

COMMUNITY CHANNEL 901 NOW AVAILABLE ON BLUESTREAM

The High Point Section 3 Community Channel is now available and active to all residents on Bluestream. 
 
Please go to Channel 901 to view all community news, information and announcements.  (Ch 901 was previously Ch 63 on the Xfinity Cable Service).

BLUESTREAM INSTALLATION APPOINTMENT INFO

For those returning soon, we encourage you to call 7 days prior to your arrival date.
 
You must provide a Drivers License or State ID number or a Passport number when you register to schedule an appointment.  Please have it available when you are making your appointment.
 
TV and internet service are included as part of your monthly association fee (click here to view a summary of the Service Package for HP3) or review at the website:

Should you want to add additional services or upgrades, such as faster internet, more channels or home phone service, you may add them at the time of sign up.
 
PLEASE NOTE:  if an upgrade is added at the time of sign up/registration, there is no fee to upgrade.  AFTER INSTALLATION, upgrades may be added for a $99 fee.

 Maintenance Form (PDF Form)  and submit it at the box on the pool patio.

Any changes must be approved BEFORE proceeding.
 
VOTING/CENSUS
A Voting Certificate must be on file to vote, a Census Form is required for all residents.

VISITOR REGISTRATION
For safety and security reasons, Unit Owners allowing Visitor(s) to occupy their unit while the Unit Owner is NOT present must submit a Visitor Registration Form to the Association Office.  (Visitors of 30 days of less are considered Temporary occupants)
