HOA PROPERTY INSURANCE 2023 RENEWAL OUTLOOK

From the Board of Directors:
 
Working on behalf of our Community and Owner’s, we have been in contact with our Insurance Broker to find out the potential impact (increases) we will face in light of the current market conditions and the recent catastrophic hurricane (Ian) on Florida’s West Coast.  We asked for a review of our policy and any steps or strategies that we should consider to mitigate increases.   
 
We want to keep Owners informed ahead of our next budget meetings as an increase is anticipated.  Please be aware of the probability of another insurance assessment next year (2023-2024).
 
As you will read in the response, our renewal is 5/1/23.  Our broker is seeking to “secure renewal indication pricing no later than 1/15/23” so that we may be able to set our budget number for 2023.  The information also indicates that we must “have an updated appraisal ASAP to make sure our building values are in order with replacement cost valuations”.

SELLING YOUR CONDO? HOA Requires Notification.......

Any Unit Owner wishing to sell their Unit in High Point Section 3 must complete a Notification of Intent to Sell Form and submit it to the HOA Office for approval by the Board of Directors before offering the Unit for Sale.

SPECIAL ASSESSMENT PAYMENT

The Special Assessment of $415 per unit is due.  If you have not paid your assessment, send payment immediately.  Payments must be made by check & payable to High Point Section 3.  Please send a separate check for the Special Assessment - do not combine your Assessment payment with your monthly maintenance.   
 
On May 25, 2022, the Board of Directors voted and passed a Special Assessment of $415 per unit to cover an additional $102,907 of insurance costs. View all details here.

PATIO & LANDSCAPE CHANGES

Any change to Patio and Landscape areas REQUIRE approval from the Board of Directors before proceeding.

VISITOR REGISTRATION
For safety and security reasons, Unit Owners allowing Visitor(s) to occupy their unit while the Unit Owner is NOT present must submit a Visitor Registration Form to the Association Office.  (Visitors of 30 days of less are considered Temporary occupants)

RENTING YOUR UNIT
Any Unit Owner wishing to rent their Unit must submit a signed Notification of Intent To Rent form (30 days before the estimated occupancy date) to the Association Office and obtain a Landlord Permit from the City of Delray Beach to begin the rental process.

The High Point Sec 3 Social Club is sponsoring a food drive for those in need.  Place your donation in the collection box on the stage in the Clubhouse.
 
All collected items will be donated to Our Lady Queen of Peace Church, 9600 W. Atlantic Ave, Delray Beach.
 
Please support our drive by leaving a nutritious, non-perishable, food donation.
